Here’s an interesting chart showing the pricing trends of houses in the greater Timberlane Area of Rockingham County, New Hampshire.  Since the week of July 6th.

This is being affected by “Bank Owned” properties, and that sellers are adjusting their asking prices significantly.

There are some really great buys out there right now, and there is money to be loaned.

What Realtors Spend

At times I have felt that Realtors are unappreciated by sellers. Poor me?  Nah, it simply is a frustration because I know so many agents who are true professionals and as such put their hearts, souls and even their own money into trying to do the right thing to sell  someone’s “Home” while realizing it is simply a “House.”

One bone of contention during the listing and selling process is the seller expecting the Realtor to advertise their property in print publications like newspapers and real estate books, while the Realtor prefers the Internet.

I was reading an article that came out with this statistic:

“Agents said online ads and signage are “more valuable” for promoting a property. But when asked what their sellers felt was important, 92.4% said sellers mentioned newspaper ads.”

Bad Photo of the Week

In real estate I am usually amazed at the quality of photos that agents put up on the MLS for new listings.

Here is an opportunity to make the Seller’s home shine, and the selected real estate agent blows this opportunity right out of the starting blocks by using poor photos.  One of my most favorite is the “back lit” shot…where the details of the house and yard can not be clearly or easily seen by the viewer because “the house” is in a black/dark shadow.

Oh, I realize that agents have a time limit in which they have to work to since the MLS requires that the listing be posted with in “X” number of hours, and that a “Primary” photo accompany the new listing’s entry into the MLS.

Agents usually go back to the property to take more photos.  In this case I don’t think so, as this photo was accompanied by interior shots, and was used as the “Primary” photo of an Open House flyer that was sent to a bunch of different Realtors.

Bottomline:  If you or a friend are listing a house, ask the agents (three) that you are interviewing to bring printed copies of their three listings as they appeared in the MLS.  More about this later.

These are the numbers for the last three months.  Pending means that the offer on a house has been accepted by the Seller, but it has not “Closed” (sold).

As you have probably realized I love the numbers of Real Estate, as well as having a sense of the market.  There are also times when questions come to mind, I can usually find the answer.  The question was asked a week ago or so by a friend, “What is the most expensive house in NH?”  Of course, I didn’t know, but I found out.

Here it is…on the shores of Lake Winnipesaukee, 14,480 square feet of living space, 9 bedrooms, 10 baths (8 of them full baths) on 29 acres.  (Taxes?  Only $65,000/year)……Asking price?  $13,800,000.
